Insurers warn of hidden risk in buying into a housing complex with no body corporate


Body corporates charge levies to owners of units in their complexes in order to maintain shared areas, but they are also tasked with ensuring buildings are properly insured. In the worst cases, unit owners may find some other owners in their complex were uninsured, he said. Multi-storey apartment blocks were required by law to have body corporates, but some properties like duplexes, townhouses and semi-detached homes did not, the Insurance Council warned. But in some cases, many insurers would not agree to insuring a single unit in a complex, it said. The Insurance Council, which is the industry lobby group for house and car insurers, has produced a guide to buying homes in multi-unit dwellings.
