There's no mystery why investments in rentals have been popular and profitable since the recession. Demographics ― more young people, low incomes ― will push more rentals in the future but not at that dramatic pace. The forces favoring single-family rentals are still affordability, jobs and income. An increase in jobs means an increase in housing ― and a high increase means builders can't keep up with the demand. Lastly, note that the Home Price/Rent ratio is above 20 in some of these markets ― where you're best off dividing a single-family home into multiple units.
