The Warren Group reported Wednesday that sales of single-family homes in Massachusetts totaled 6,327 last month, a 7.6% decline from the same month a year ago and down 1.5% from July 2019. The median single-family sale price for a home sold in Massachusetts last month was $540,000, an all-time high and up 17.4% from the July 2020 median of $460,000. Two years ago, the median sales price was $425,000Last month's median home sale price marked the fourth straight month that the state's median single-family home price was above $500,000. In Framingham, the median sales price for a single-family home reached $600,000 last month, up 22.2% from a year earlier, while Natick's median sales price rose 10.9% to $755,000. Meanwhile, the median sales price for a condominium sold in the Bay State last month was $470,000, up 9.3% from the same month a year ago.
