Photo: GettyThe average price of a house in 2025 was approximately 7.4pc higher than the previous year, as a lack of supply fuelled price hikes. “As our market heat measure shows, the gap between the initial list price and the ultimate transaction price is close to a record high, at over 6pc. Nationally, the average price of a three-bed semi-detached house in the final quarter of the year was just over €423,000. The average list price here was €246,000. “In Dublin, second-hand supply is almost back to 2019 levels, while in Munster, it is still one-third below,” Mr Lyons said.
