It is mandatory to include a points-system valuation (puntentelling) of the property in the rental contract. In addition to the deposit and rent, landlords may charge service costs for things like maintenance and cleaning of the building. Service costs are strictly regulated; not all expenses can be passed on to the tenant. Many rental disputes in Amsterdam revolve around service costs. Alternatively, you can go to the Rent Tribunal (Huurcommissie), an independent body that issues (theoretically) binding rulings on disputes regarding rent levels and service costs.
