Property investors have warned that proposed changes to tenancy law will lead to renters getting away with low but persistent anti-social behaviour or unpaid rent. However, Mike Butler, a spokesman for the group Tenancies War, said the changes would be ''unworkable and vicious'' if they went through. On unpaid rent, those on periodic leases who fail to make rent earn a warning notice after one week, and face termination after three such notices. However, tenancy consultant Scotney Williams of Tenancy.co.nz said his reading of the new rules on unpaid rent was that they modelled better behaviour. However, Andrew Bruce, of the Auckland Property Investors Association, said just because the no-cause 90 day notice was seldom used, that did not mean it was unnecessary.
