In fact, we’ve only seen a movement out of three cities: New York, Boston and Detroit. We’ve seen nothing of this in Toronto. There has been no massive exodus of people out of Toronto into the suburbs, over and above the family formation moves we’ve seen before. This crisis has compressed family formation moves that might have been made over one or two or three years into two or three months. I think the family formation moves and the exodus from American cities has to do with the peculiarities of American cities, which are just not great places for families.
