The latest QV House Price Index shows that average house prices across New Zealand fell by 2.9% in the three months to November, with all 16 regions recording declines:The average value was $945,568 in November, down $118,197 (10.2%) from January. That means New Zealand house prices have fallen by $2,750 a week since January. “So there’s clearly still some way to go until we’re back at pre-pandemic levels”. Separate housing data released earlier this week by the Real Estate Institute of New Zealand also showed that home sales crashed to a 12-year low in November, with inventory soaring 48% year-on-year and house prices falling 13.7% from peak. With the Reserve Bank forecasting a peak official cash rate of 5.5% next year, New Zealand’s house prices will continue to fall.

National failed to inspire voters in Hamilton West However, the extremely low voter turnout really does need to be considered when evaluating National’s success. (Some news reports suggest a higher turnout figure, but they’re failing to include the number of eligible voters in Hamilton West who weren’t enrolled.) On just about every major issue that is important to voters, Labour has been in trouble throughout 2022. By deliberately not projecting an alternative to Labour, National will be hoping to avoid alienating any floating, centrist voters. To win over former Labour voters, National will have to release some convincing policies to deal with the housing crisis and the cost of living.

We have allowed crime drenched news headlines designed for ratings to dominate the debate over youth crime and ram raiding. The natural anger and we fear we feel towards youth crime is being fueled by corporate media and manipulated by get-tough-on-crime politicians. Right now we have ended up in a situation where ACT screams ankle bracelets on 11 year olds while National cries back they should be put on 10 year olds! We have less than 200 beds put aside for these transitioning youth, which leaves 4800 who risk homelessness. That would do far more to reduce youth crime than putting ankle bracelets on children.

This serves as a good reminder that the greatest risks and opportunities in markets arise from consensus views, which ultimately prove incorrect and spur repricing. Relatively bearish market sentiment gives rise to plenty of opportunities, but risks remain. This has led to investors considering alternatives, particularly ones that can offset equity market risk. So, to somewhat state the obvious, these would be unwelcome developments for equity markets.

Labour have embarked upon wonk change while pushing solutions that have not been explained. Labour need to refocus on the real issues in front of us and dump the bullshit.
